Can buyers picture themselves watching a movie in your living area, reading a good book in your spa tub or getting work done in your home office? I want your Open House to welcome buyers and give them a sense of easy living. I'll help you achieve this by recommending small improvements that highlight your home's features.
I'll advise you eliminate things that give the illusion of clutter. Counter tops should be free and clear. Knickknacks, sentimental items, family photos, and refrigerator artwork should get stored away too. You need to "neutralize" the house so buyers can perceive it as their new house.
I know instantly where a room's best features are and how to highlight them. I'll note the pieces of furniture that should be rearranged, rooms that need new paint, carpet needing to get changed, fixtures that could use brightening, and any other improvement that can inexpensively be made to positively influence the sale.
Buyers like a house that brings them inside. Items that could be "offensive" should be put away so that your home will have general appeal at the open house.

Setting the Stage
In the short time that your house will be on the market, we're doing well if we're engaging the buyer's senses.
Brightening up each room is critical, so we'll do things like part the curtains and add lighting where needed to invite the buyer inside. Together we'll enhance the mood of the house with enjoyable music to listen to while guests experience your home and assure a nice aroma circulates room-to-room. We'll add cozy-looking bedspreads, and pillows on your couch and bedding. We want buyers to feel like your current home is their future home. |
